Make the lease in writing, with clear parties, property, rent, term, deposit and termination terms. Read every clause before signing and document the property's condition at handover.

  • Rent, term and deposit are in writing
  • Handover record and photos are ready
  • Meter readings are recorded
  • I hold a signed copy

A lease agreement is a contract in which the landlord lets a tenant use a property and the tenant agrees to pay rent in return. For residential leases, putting the agreement in writing is an important safeguard; it reduces later disputes.

What to check before signing

  • Identity of the parties: Verify that the landlord is truly the owner or authorized, using the title deed or a power of attorney. Names, ID numbers and addresses should be complete.
  • Description of the property: The address, unit number and any extras (storage, parking, etc.) should be clearly stated.
  • Rent and payment method: State the amount, due date and bank account. Pay by bank transfer where possible and keep the receipts.
  • Lease term: Write the start and end dates. Also make clear how the lease continues after the term ends.
  • Deposit: State the amount and return conditions. Check current legislation for the legal cap and how the deposit must be held.

Handover and documentation

  1. See the property in personInspect plumbing, electricity, natural gas, windows and appliances.
  2. Prepare a handover recordNote existing damage and defects, and support them with photos or video.
  3. Attach an inventoryFor furnished lets, list each item and its condition.
  4. Record meter readingsNote electricity, water and gas readings and clarify the utility subscription steps.

During and after the lease

  • State clearly who pays building fees, management costs and taxes.
  • Legal limits apply to rent increases; check the current rules from official sources.
  • Set permission terms for subletting, renovations and pets.
  • Check termination and eviction terms and notice periods.
  • Keep a signed copy for both parties.

Frequently asked questions

Can a lease be made verbally?

Verbal agreements can also be valid, but they are hard to prove. A written agreement is recommended to avoid disputes.

When is the deposit returned?

It should be returned when the property is handed back as agreed, without damage beyond ordinary wear and tear. Check current legislation for details.

Is it necessary to register the lease on the title deed?

It is not mandatory, but those who want to strengthen the tenant's rights, for example if the property is sold, may consider it.
